According to the latest Central Texas Housing Market Report released by the Austin Board of REALTORS®, the Austin-Round Rock housing market is on track for a record year for homes sales, slightly outperforming last year’s home sales activity. In October 2017, there was a 2.2% increase year-over-year in single family home sales across the Austin-Round Rock Metropolitan Statistical Area (MSA), to 2,292 home sales. During the same time frame, the city of Austin saw a 1.7% decline in single-family home sales 699 home sales.
In Travis County, home sales volume increased 1.4 % compared to October 2016 to 1,124 home sales, Williamson County increased 5.4% to 794 home sales, and Hays County saw a 6.2% increase to 274 home sales.
The report continued to state that in October 2017, home prices continued to rise at a steady pace. There was a 4.3% increase in median price for single-family homes to $286,742 across the Austin-Round Rock MSA and a 9.1% increase to $360,000 in the city of Austin.
There was a 13% surge year-over-year in active listings to 7,083 listings, an 8% jump in new listings to 2,816 listings, and a 14% hike to 2,542 pending sales in the Austin-Round Rock MSA. The City of Austin also experienced gains, with a 4% increase in active listings when compared to October 2016 to 1,737 listings and a 12% increase to 766 pending sales.
