Austin Real Estate Market Report April 2017
The Austin Board of Realtors® just released the latest Central Texas Housing Market Report showing increases once again for single family home sales throughout the Austin-Round Rock Metropolitan Statistical Area (MSA) in April. After a decline in March, April showed positive gains in single-family home sales, homes on the market, and housing inventory across the region in April 2017 which indicates a ramping up for a strong summer selling season.
The report showed a 3.2% increase (2,640 home sales) in single family home sales in the Austin-Round Rock MSA in April 2017 compared to April 2016. In the city of Austin, single-family home sales rose 2.2% year-over-year to 827 home sales during the same time frame.
Both active listings and monthly housing inventory showed significant increases throughout the Austin-Round Rock MSA in April 2017, which could indicate strong home sales activity in the upcoming summer months. Active listings leaped 16.9% year-over-year to 6,474 listings in the Austin-Round Rock MSA and jumped 14.6% year-over-year to 1,564 listings within the city of Austin.
Home prices made moderate gains in April 2017, with a median sales price on $305,000-a 5.8% increase year-over-year in the Austin-Round Rock MSA. In the city of Austin, median price showed an increased of 4.1% to $370,600 compared to April of the previous year.
